A Green and Sustainable Space



World renowned Ian Ritchie Architects, in collaboration with TBA Periti and Trident Park Limited, have given the iconic brewery heritage site an environmentally sustainable and modern redesign while also aiming to achieve BREEAM Excellent certification.

How will this benefit the tenants of Trident Park, all like-minded individuals who chose green spaces, state of the art offices and top of the range amenities as their premises?  Well, imagine this;

You park your vehicle in an above ground and naturally ventilated carpark and walk through green outdoor spaces while hearing the chitter chatter of morning discussions, breathing fresh air and smelling freshly brewed coffee and baked croissants.

That’s just one of the many working lifestyles that Trident Park will cater for, along with the endless amenities available on campus. The green and sustainable features improve general well-being, not only for Trident Park tenants but also for the Island in general as they contribute towards reducing the local carbon footprint and improving the environment overall.

Having a comprehensive net internal area of circa 15,000m2 spread over 7 office buildings, the cutting-edge, thermally active building systems (TABS) is 40% more energy efficient when compared to conventional air-conditioning, and will be the only office building in Malta that runs on this innovate system.

How does this work?

Cold liquid (chilled water) runs through the proprietary pipes cast into the concrete slabs that form the ceilings of each office floor. The water then cools the concrete ceiling slabs and provides a constant comfortable temperature. This system is never shut off and can take days to return to outdoor temperature. Should there be a power cut, the system will lose 1°C every 4 hours. Additionally, this method does not produce any drafts of cold air and therefore makes your working environment healthier and pleasant.

During every hour of the day, air changes take place to allow for frequent fresh air to enter the office, which optimises ventilation and further reduces humidity, a feature of our climate which we are all too well accustomed to on the Maltese Islands. The air-handling units (AHU) make this breath of fresh air possible and help enhance the energy efficiency of TABS. The raised flooring in fact acts as a large plenum through which the AHUs can conduct such massive air changes, which in technical terms offers 15 litres per second per person – based on 1 person per every 10m2.

Further improving the efficiency of TABS are the various layers of insulation in the building that reduce energy consumption. Solar fins installed along the height of each aperture create both a unique design characteristic and a source of shade, further weakening the impact of the sun’s heat. The apertures are equipped with thick profile double-glazed and UV resistant glass which enhance the building’s insulation and optimise sound proofing. 

Whilst the 700-space and well-ventilated carpark offers convenience for the regular vehicles, electric vehicle charging points will be available on campus, promoting their use, as well as alternative and clean transportation. For those commuting to the office with bicycles, scooters, and other zero-emission vehicles, a shower facility will be available for all who wish to freshen up before getting to the office. A coordinated green travel plan has been set in place to promote reduction of vehicles and a greener community in collaboration with the Central Business District Foundation, where Trident Estates plc and Farsons Group plc have been active since its inception.

The green and sustainable features are endless at Trident Park. The carbon footprint of the building is one third of that of other conventional buildings. Only 43% of the development has been built in order to give importance to outdoor spaces and leave adequate space where trees, plants and other greenery can be planted. These are not only aesthetically pleasing but also absorb carbon-dioxide and release oxygen. Roofs will house photovoltaic systems to rely on cleaner energy and make use of the 300 days of sun in Malta. For rainy days, an irrigation storage system for catching rainwater will also be installed. On cloudy days, LED lighting will be used to aid with low energy usage.
